Florida Real Estate Licensing Requirements

(Florida Real Estate Commission – FREC / Department of Business and Professional Regulation – DBPR)

Sales Associate License Requirements

To become a real estate sales associate in the state of Florida, applicants must:

  • Be at least 18 years old
     
  • Hold a high school diploma or GED
     
  • Complete a 63-hour pre-licensing course approved by the DBPR
     
  • Pass the course final exam
     
  • Submit electronic fingerprints through an FDLE-approved Livescan provider for a background check
     
  • Pass the Florida State Real Estate Sales Associate Exam
     

Broker License Requirements

To qualify for a Florida real estate broker license, applicants must:

  • Be at least 18 years old
     
  • Hold a high school diploma or GED
     
  • Have held an active Florida Sales Associate license for at least 24 months within the last 5 years
     
  • Complete a 72-hour broker pre-licensing course approved by the DBPR
     
  • Pass the course final exam
     
  • Submit electronic fingerprints through an FDLE-approved provider
     
  • Pass the Florida Real Estate Broker State Examination
     

Post-Licensing Requirements (First Renewal)

Sales Associates

  • Must complete 45 hours of post-licensing education
     
  • License renewal occurs every 18 to 24 months, on March 31 or September 30
     

Brokers

  • Must complete 60 hours of post-licensing education
     
  • License renewal occurs every 18 to 24 months, on March 31 or September 30
     

Continuing Education Requirements (Second Renewal and Beyond)

Both Sales Associates and Brokers must complete 14 hours of continuing education, including:

  • 3 hours – Florida Core Law (required)
     
  • 3 hours – Real Estate and Business Ethics (required)
     
  • 8 hours – Specialty or elective credits
     

Renewal periods occur every two years, on March 31 or September 30.

State Exam Information

  • State exams are scheduled directly with the official testing provider  
  • testing providers’ website
     
  • Candidates are encouraged to review all available exam preparation materials prior to test day
